"Terry's "Cold-Market Strategy" Sold & Closed For Us in Only 21 Days!"

"We started our search in Yorba Linda, quite a distance from Terry’s office and normal area of operation in the area south of Irvine. However, we were attracted by his Cash-Back for buyers, and did want the advantage of several thousand in “found money” to ease our transition from renters to buyers, and so we convinced him to work with us.

We found, though, that our budget would only buy depressing, apartment-like properties in the high-cost Yorba Linda area. We weren’t willing to spend the money to live like that, and so we expanded our search to the Murrieta Hot Springs area to get a REAL home (for about the same money as the depressing boxes in Yorba Linda). This DOUBLED the travel time for Terry to view homes with us, and essentially consumed his entire day every time we got together. Nevertheless, he took care of us with good cheer and undiminished enthusiasm for our objective of finding the right home for our growing family.

We looked at a LOT of homes, and found that the good ones were getting over 20 offers each, resulting in their being bid up to market or higher, despite being distress sales. So, we decided to consider brand new homes. We had looked at some by Lennar Homes some time earlier, before we linked up with Terry. Fortunately, that was 90 days ago (and our registration with the builder had expired), and so Terry was able to represent us. So, we had the advantage of his counsel, and we were going to be able to get our Buyer Cash-Back that was critical to our becoming homeowners, instead of renters.

Meanwhile, some of our relatives were upset that we signed-on with Terry, because these relatives were also real estate agents. However, we felt we needed Terry’s negotiating expertise and his Buyer Cash-Back money, so we bucked the hard feelings and worked with Terry, anyway. We had to do the best thing for our growing family, even though our relatives were also licensed to sell real estate.

The next problem was that the builder was already paying all our costs, and so Terry could not legally pay us any more through escrow, and FHA is very clear about the transaction on paper being EXACTLY the real transaction. Reducing the price was not the answer, because it was not just the savings we needed… we needed the CASH, too. And, the builder was not willing to reduce the price, anyway. All in all, It was beginning to look like our Christmas would be ruined, even if we DID get our new home.

What Terry did next hadn’t even occurred to us, and it solved the cash problem AND the problem of hard feelings in the family! He reduced his own commission with the builder, and negotiated with the builder to pay a legal referral commission to our licensed relative. Moreover, Terry increased the Buyer Cash-Back paid to us and our family by over 33%, right out of his own pocket. This got our family paid and happy with us again (which made our family life happier, too, of course), and we STILL got the full Buyer Cash-Back we had been counting on. Needless to say, we refer Terry to EVERYONE we know who could use a good broker. Our Christmas was great, and our brand new home is a joy to us every day! Viva Terry!
